Board Approves Substantial Compliance for Schmidt Annexation

The Board approved a resolution of Substantial Compliance for the Schmidt Annexation Petition.  The Schmidt property is approximately 90 acres in size and is located along the north side of Jay Road, west of County Line Road and south of the Erie Village neighborhood.  The approval of the resolution does two things:

  1. Establishes that the Board of Trustees finds the Annexation Petition to be in substantial compliance with the laws of the State of Colorado;

  2. Sets a Public Hearing date and time of October 11, 2016, at 6:30 p.m., in the Erie Town Hall, 645 Holbrook, Erie, CO 80516.

Board Adopts Findings of Fact and Conclusions for Erie High School Annexation No. 2
The Board approved a resolution adopting certain Findings of Fact and Conclusion for the Erie High School Annexation No. 2 Petition submitted by the St. Vrain Valley School District to accommodate the construction of a new K-8 school.  The property is approximately 22.75 acres in size and is located along Weld County Road 5, due north of Erie High School.  Zoning for the property will be PLI “Public Lands and Institutions”.  The Substantial Compliance hearing for the Erie High School Annexation was conducted on July 12, 2016.

Board Approves Substantial Compliance for the Erie Gateway South Annexations
The Board approved a resolution of Substantial Compliance for the Erie Gateway South Annexation Petitions (No. 1, No. 2, No. 3, No. 4, No. 5 and No 6).  The annexation request is for approximately 229 acres of property located north of State Highway 7 and west of and including N. 119th Street.  The approval of the resolution does two things:
  1. Establishes that the Board of Trustees finds the Annexation Petition to be in substantial compliance with the laws of the State of Colorado;
  2. Sets a Public Hearing date and time of September 27, 2016, at 6:30 p.m., in the Erie Town Hall, 645 Holbrook, Erie, CO 80516.

Board Reviews Sketch Plan for Proposed “Main Street” Development
The Board reviewed the proposed “Main Street” Sketch Plan application that includes six Single Family detached dwelling units each with an Accessory Dwelling Unit; and, twenty two Duplex dwelling units on the south end of Main Street and High Street in the Old Town Residential zone district. The Planning Commission reviewed and commented on the Sketch Plan application at their August 3, 2016 meeting.


A Sketch Plan represents a generalized land use plan and layout for the area proposed to be included within a subdivision. Sketch Plan is required to allow early, informal evaluation of a proposed subdivision before detailed planning and engineering work has been undertaken and before substantial expenses have been incurred by the applicant.

Cancellation of November 22nd and December 27th Meetings
The November 22, 2016 and December 27, 2016 Board of Trustees meetings have been cancelled.
