Town of Erie Partners with Evergreen for Last Piece of Town Center Development
Less than one year ago, the Town of Erie purchased 19.41 acres of land from Regency Realty Group at the northwest corner of Erie Parkway and County Line Road. This parcel is the integral, “last piece of the puzzle” for Erie’s Town Center project. Now, the Town is pleased to announce it has signed a Letter of Intent (LOI) with Evergreen Devco Inc. as its development partner to purchase this land and bring the project to completion.
The Town Center Planned Development (PD) outlines goals for a small-format grocery store, hotel, mixed-use commercial, and civic uses for this parcel of land. Evergreen is a major retail shopping center developer in the Front Range and specializes in public-private partnerships and developing grocery-anchored retail, like the Nine Mile Corner mixed use project in Erie. These neighborhood commercial uses are important to support and stimulate development in the Town Center project area. Evergreen is highly experienced in completing such projects in conjunction with public partners. Evergreen is preparing a purchase contract to present to the Erie Board of Trustees in the next 60 days and plans to complete the purchase and begin construction in the next 24 months.
“There are many reasons we are looking forward to working with Evergreen on this project, but perhaps the biggest one is their expertise in working with grocers,” said Economic Development Director Julian Jacquin. “Evergreen helped secure King Soopers for Nine Mile Corner and has worked with many other specialty grocers as well, such as those envisioned for Town Center. We know there is especially high demand for a grocer in this location. Having a grocer there is also key to the kind of development we want to see and to the success of Town Center.”
Other developers in Town Center (Erie Four Corners, Ranchwood, and CDG/Erie Commons) are already in or nearing construction and many individual buildings are complete. This new agreement with Evergreen includes development plans which tie-in to the overall designs at the intersection which were determined through a public engagement process a few years ago. Some of those conceptual designs can be seen at the bottom of this release.
